Converting an AG Building into a Barndominium: Tips and Lessons from Joey's Journey

When my wife and I decided to shift our lifestyle from urban to rural living, we began our search for a new home that would support our dream. We envisioned a 1,200-square-foot home with a pole barn on at least 2.5 acres but no more than 10 acres, all within an hour of Bloomington to stay close to family.


Our search began in January and spanned nearly six months, taking us on 25 trips to view available listings north of the metro area. Unfortunately, everything within our budget needed significant repairs or renovations. We found two properties that met our criteria and placed offers, but both times, we were outbid by offers 25% over the asking price.

Frustrated after another long Sunday of house hunting, I considered the idea of building from scratch. A quick search on a “land for sale” website led me to a five-acre property featuring an existing agricultural (AG) building—essentially a pole barn. The property didn’t have a well or septic, as the barn was primarily used for storing a car collection and serving as an occasional weekend retreat.







The AG Building Highlights

The AG building had a lot going for it:

  • Size: 40' wide x 66' long with 15’-4” sidewalls

  • Insulation: Spray foam insulated walls and a cellulose-insulated ceiling

  • Flooring: A finished concrete floor

  • Heating: A 125,000 BTU propane heater

  • Utilities: Electrical power already connected

It looked like the perfect shell for the barndominium project we had been dreaming about. It seemed simple enough—but we quickly discovered that the process was anything but easy.


The First Steps in Our Barndominium Journey

Before we placed an offer, we needed to do our homework.


1. Verify Zoning and Permits

  • Confirm with local planning offices that converting the AG building into a residence is permitted.

  • Learn about necessary permits and engineering requirements.


2. Secure Financing

  • Research lenders willing to finance barndominium projects.

  • Explore credit unions or alternative lenders if traditional banks don’t support these builds.


3. Assess the Property’s Condition

  • Plan for the cost of installing a well and septic system.

  • Inspect the building for any structural changes required.


Lessons Learned from Our Build

Converting an AG building into a residence involves numerous complexities and challenges. There were permits, inspections, design modifications, and construction hurdles that required expert guidance and significant patience.
